Move over Byron Bay, Sovereign Hills homeowners have experienced unprecedented price growth in their properties during the past 12 months.
According to realestate.com.au, the median 4-bedroom house price in Thrumster increased by 25.5 per cent to $905,000, based on 32 properties sold between November 2021 and October 2022.
The median price for a 3-bedroom home also skyrocketed by an incredible 49.3 per cent to $830,000 based on 10 property sales during the same period.
Sovereign Hills residents Joey and Kieran Dable have been riding the property growth wave over the past nine years, developing, living in and flipping stylish villas and duplexes, all within the master planned community.
In 2020 the Dables built their first ‘home’ in Sovereign Hills, a bold two-storey design on Boltwood Way complete with resort-style pool area and views to North Brother Mountain which set a new architectural benchmark and a Sovereign Hills home sales record of $1.4 million in spring 2021.
“I think the bold decisions are what makes property unique and one of a kind, and that’s important to any prospective buyer,” shared Joey.
“We never intended to stay there forever, but I didn’t think we would move on from it so quickly. We got some wonderful news that we were expecting a little one (who is now 11 months old). After taking a good hard look around at our house, we thought it might be an idea to move onto something a little more childproof. That house was an incredible entertainer and we will always be in love with it.”
The Dable’s passion for property has developed into a career, assisting with the project management of lifestyle homes with a difference for other Sovereign Hills locals.
“We just finished a wonderful coastal style barn home on Murphy Street for Luke and Shelley Sprague. They came to us with a design drawn up by Collins W Collins. A beautiful home with some great features including exposed internal feature trusses, herringbone patterned floors, stone walls and crazy paving outdoor areas. Luke is an incredible tiler and really showed off his skill set on that home.
“We are halfway through Rigney Ranch, a build for another client in one of the earlier releases of Stirling Green. A quiet 720m2 battle-axe block with a genius design. Huge cathedral ceilings inside a monster 345m2 home. It flows from the privately gated front yard all the way through the backyard. We can’t wait to finish it and help our clients find the perfect family for it.”
The Dables are now planning their first true ‘family home’ with daughter Maggie in mind in one of Sovereign Hills’ more recent land releases in The Heritage precinct.
This precinct of 416 lots, made available to the public across multiple smaller releases sold in record time (with some stages selling within 24 hours). The majority of purchasers consist of Hastings-based families, couples and first homebuyers keen to build their dream home.

When complete, more than 7,500 people will call the community home and there will be more options for locals to live, work and play in their backyard.
“What’s not to love here. It’s brand new,” added Joey. “Everyone’s friendly. There’s close proximity to supermarkets, the highway, town, an incredible childcare facility, school, footpaths everywhere, parks… The list goes on. I wouldn’t trade a glimpse of the ocean for this. We know each other, we stop to talk, I know my neighbour’s dog’s name. This is what it feels like to be part of a community.”
